General

These Terms and Conditions apply to all bookings and stays at Amadiya Port Arthur Villas, as well as use of this website. By making a booking or using this website, you agree to these terms.

Bookings

All bookings are subject to availability and confirmation.

Guests are required to provide accurate booking information, including the number of guests staying. This allows us to prepare your villa with the appropriate bedding and amenities. If your guest numbers change prior to arrival, please let us know in advance so we can accommodate where possible.

Payments

Payment terms may vary depending on your booking type or platform. Full payment or a deposit may be required at the time of booking.

All payments are processed securely through third party providers.

Check In & Check Out

Check in is from 2:00pm.
Check out is by 10:00am.

Late check-out is not available, as our team requires this time to carefully prepare each villa for arriving guests.

Cancellations

Cancellation policies vary depending on your booking type and where your reservation was made. Please refer to your booking confirmation or contact us directly for further information.

In the event of unforeseen circumstances, including but not limited to government restrictions, public health events or travel disruptions, our standard cancellation policy will continue to apply. We recommend that guests consider appropriate travel insurance to cover any unexpected changes to their plans.

Use of Property

Guests are expected to respect the property, facilities and other guests at all times.

  • All villas are non-smoking. Smoking is permitted in designated outdoor areas only

  • Pets are not permitted. Registered service dogs are welcome

  • Quiet hours apply between 10:00pm and 7:00am

  • Parties or events are not permitted

We reserve the right to refuse or terminate a stay where these conditions are not respected.

Fire Pit & Outdoor Use

Guests are welcome to enjoy the outdoor fire pit and surrounding areas, where available.

Use of the fire pit is subject to local fire restrictions. Guests must check current conditions and follow all on site signage. Fires must only be lit when safe and permitted.

Damage & Breakages

Guests are responsible for any damage or breakages that occur during their stay.

We kindly ask that any issues are reported to our team as soon as possible so they can be addressed promptly. Additional cleaning or repair costs may be charged where required.

Lost Property

We take care when handling items left behind, however we cannot guarantee recovery or return of lost property.

If an item is located, collection or postage arrangements will be at the guest’s expense.

Safety & Environment

As the property is set within a natural environment, guests may encounter uneven ground, changing weather conditions and local wildlife.

Guests are asked to take care when moving around the property and ensure children are supervised at all times.

Wildlife must not be approached or fed. By staying with us, you acknowledge and accept the natural setting of the property and take responsibility for your own safety during your stay.

Liability

To the extent permitted by law, Amadiya Port Arthur Villas is not responsible for loss, damage or injury sustained during your stay.

Guests use the property and facilities at their own risk.

Third Party Services

Our website and communications may reference local businesses, attractions or experiences. These are provided for general information only, and we are not responsible for the services, availability or outcomes provided by third parties.

Website Use

While we aim to ensure all information on this website is accurate and up to date, content may change without notice.

Changes to Terms

We may update these Terms and Conditions from time to time. Continued use of the website or property constitutes acceptance of any updates.

Governing Law

These terms are governed by the laws of Tasmania, Australia.
